XELF by Sansiri 37-storey condominium on Rama IV Road near Sukhumvit 36

Project status: XELF by Sansiri is under construction, with completion expected around July–August 2028 according to Sansiri's brochure and construction progress portal. Specifications are based on Sansiri's official materials as of October 2026 and may change. Images are artist's impressions. SIC Siam Interchange is an authorised sales agent for XELF by Sansiri, and the show unit is now open. Contact us to arrange a visit.

XELF by Sansiri is a 37-storey condominium on Rama IV Road near Sukhumvit 36, developed by Sansiri in a joint venture with Japan's Mitsui Fudosan. It is the first condominium the two companies have developed together.

The project is often marketed as a "near Thong Lo" address. That is fair as a description of the neighbourhood it connects to, but it is important to be clear from the start: XELF is on Rama IV, not in central Thong Lo, and it is not next to BTS Thong Lo station. This review explains what that means day to day, compares the simplex and loft layouts, and sets out the questions international buyers and investors should ask before booking. As an authorised sales agent for XELF, SIC can arrange a visit to the show unit, which is now open.

Where is XELF? Rama IV vs Thong Lo explained

XELF sits on Rama IV Road close to the mouth of Sukhumvit 36, in Khlong Tan. From here, Thong Lo, Phrom Phong, the Queen Sirikit National Convention Centre (QSNCC) and the Rama IV office corridor are all within reach. For people who work along Rama IV or in lower Sukhumvit, that is a genuinely useful position.

BTS and MRT: travel times vs walking access

Sansiri's brochure advertises around 3 minutes to BTS Thong Lo, 5 minutes to MRT Queen Sirikit National Convention Centre, 5 minutes to EmQuartier and 10 minutes to One Bangkok. These are the developer's travel-time estimates, not walking times. A third-party portal lists the distance to BTS Thong Lo at about 1.1 km. In practice, most residents will use a car, taxi, motorbike taxi or any shuttle the building offers to reach the station, and actual journey times depend on Rama IV traffic.

If daily BTS commuting matters to you, we recommend walking or riding the route at peak hours before you commit, and asking whether a resident shuttle will run and how often.

Shops, workplaces and parks

Sansiri lists several nearby lifestyle anchors (distances are developer figures and depend on the route):

  • K Village: approx. 1.6 km
  • Benjasiri Park: approx. 2.6 km
  • Emsphere: approx. 2.8 km
  • Benjakitti Forest Park: approx. 3.8 km

The wider area also gives access to the Sukhumvit dining and retail scene and to the office towers along Rama IV, which supports demand from working professionals.

Points to weigh: Rama IV is a busy arterial road, so traffic and road noise are realistic considerations, especially for lower floors and road-facing units. The surrounding area may also see further construction over the coming years.

Building scale, parking and expected completion

XELF is a single 37-storey residential tower (plus one basement level) with 946 units on about 4 rai, with a separate low-rise commercial building at the front. That is a large building, which brings advantages (a big facility programme and an active resident community) as well as trade-offs (more people sharing lifts and amenities at peak times).

Parking is provided for approximately 44% of units (one Sansiri article states 44.5%). Not every unit will have a space, so drivers should ask how parking is allocated and whether EV charging is included.

According to Sansiri, the EIA has been approved and construction began in August 2025. The brochure gives completion as approximately July 2028, while the construction progress portal shows August 2028. Construction progress changes quickly, so ask SIC for the latest status before booking.

Simplex vs loft: which layout makes sense?

XELF offers conventional simplex units and loft units with higher ceilings. According to the official brochure, the unit mix is:

Layout Size (brochure) Units Best for What to check
1 Bedroom, 1 Bath (simplex or loft) 23.75–38.75 sq.m. 794 Singles, couples, rental investors Simplex vs loft plan, usable area, furniture fit
2 Bedroom, 1 Bath 48.25 sq.m. 15 Couples needing a home office or guest room One bathroom only
2 Bedroom, 2 Bath 55.50–56.25 sq.m. 135 Sharers, small families Layout by unit and view
3 Bedroom, 2 Bath 85.50 sq.m. 2 Families Very limited supply

Most of the project (794 of 946 units) is one-bedroom, which points to strong appeal for singles, couples and rental investors. Loft units appear within the brochure's one-bedroom category. The October 2026 price list also includes a small number of lofts with a larger mezzanine that are marketed as two-bedroom lofts; check how the bedroom count and legal area are recorded for any unit you consider.

Simplex units are straightforward: everything is on one level, they are usually easier to furnish and maintain, and they suit a wide range of tenants.

Loft units offer a more distinctive feel. Sansiri's marketing refers to ceiling heights of up to 4.7 metres, and the show unit features a double-height living room with the bedroom on a mezzanine. In the October 2026 price list, one-bedroom lofts have a lower floor of 24.00–28.50 sq.m. plus a mezzanine of 9.50–12.25 sq.m. (33.50–40.75 sq.m. in total). That extra volume can create a separate sleeping or working zone, but it also comes with practical questions: how large the mezzanine floor actually is on the legal plan, whether the double height applies to the whole unit or only part of it, air-conditioning costs for the larger volume, and how comfortable the stairs are for daily use. We recommend reviewing the official floor plan for the specific unit, and visiting the show unit, before deciding.

XELF prices: foreign-quota price list (October 2026)

The table below summarises net prices (after the current developer discount) for foreign-quota units available in SIC's October 2026 price list. Prices vary by floor, view and layout and units sell quickly, so always ask SIC for the current price of a specific unit.

Layout Size in price list Net price (foreign quota)
1 Bedroom simplex 29.00–34.75 sq.m. ฿4.90M–6.62M
1 Bedroom loft 33.50–40.75 sq.m. total (24.00–28.50 lower floor + 9.50–12.25 mezzanine) ฿4.85M–7.66M
2 Bedroom loft 59.25–59.75 sq.m. total (35.25 lower floor + approx. 24 mezzanine) ฿8.72M–9.71M
Type 1N (1 bedroom + flexible room, marketed as 1–2 bedrooms) 53.50 sq.m. ฿9.21M–9.68M
2 Bedroom simplex 48.25–56.25 sq.m. ฿8.63M–10.57M

Net prices work out at roughly ฿145,000–193,000 per sq.m. For loft units, the price per sq.m. in the list is calculated on the total area including the mezzanine. Units in this list are on floors 16 to 37; higher floors and east-facing units are generally priced higher.

Payment structure (per price list): a booking deposit of ฿100,000 for one-bedroom units or ฿200,000 for larger units; booking plus contract payments total about 30% of the price, with the remaining 70% due at transfer on completion.

Ongoing costs: a one-time sinking fund of ฿500/sq.m. and a common-area fee of ฿49/sq.m. per month in year 1, rising to ฿60 in year 2 and ฿70 in year 3. Budget for transfer costs and furnishing on top.

Amenities across work, fitness and leisure

Sansiri's official page lists the following facilities, which it presents as a "five-floor amenity" concept:

  • Welcome Lounge
  • Co-working Space
  • Idea Lounge: hybrid work and collaboration tables with a counter bar
  • Executive Suite: meeting and presentation room
  • Signature Pool: a 30-metre pool, children's pool and leisure pool, with an outlook towards Bang Krachao (views depend on facility and unit position and on future development)
  • Rhythm Club: cardio, weights and yoga
  • Sky Retreat
  • Cloud Lounge: an upper-floor social and relaxation lounge
  • Entertainment Zone: multimedia room

The strong focus on work-friendly spaces will suit remote and hybrid workers. Ask for the exact floor-by-floor facility plan and operating rules, especially given the number of residents.

Is XELF good for foreign buyers?

Foreigners can generally own a condominium unit in Thailand on a freehold basis, as long as total foreign ownership in the project stays within the legal quota (typically 49% of the total unit area) and other conditions are met, including bringing purchase funds into Thailand in foreign currency with the correct documents.

XELF's location between Sukhumvit and Rama IV, its international developer partnership and its facility programme are likely to appeal to foreign buyers. However, foreign-quota availability for specific units must be checked at the time of booking. As an authorised sales agent, SIC's multilingual team can check current availability and guide you through the process; for legal or tax advice specific to your situation, consult a qualified professional.

Rental potential and investment risks

The area has clear rental demand drivers: expat and Thai professionals working in Sukhumvit and along Rama IV, proximity to Thong Lo and Phrom Phong, and access to QSNCC and major office developments.

Sansiri's own marketing discusses rental and capital-growth potential. These are developer projections, not independent forecasts, and SIC does not publish rental yield or capital-growth figures for off-plan projects. A realistic assessment should be based on actual rents in comparable completed buildings nearby, not presale asking prices.

For reference, gross yield is calculated as annual rent ÷ total purchase price × 100. Net yield is what matters: deduct vacancy, management, common-area fees, sinking fund, furnishing, repairs and taxes.

Key risks to consider:

  • Supply: 946 units in one building, plus other new projects in the wider Sukhumvit–Rama IV area, means competition for tenants and resale buyers.
  • Timeline: completion is expected in 2028; construction and handover timing can shift.
  • Parking: only about 44% of units have parking.
  • Rising common fee: the fee steps up from ฿49 to ฿70/sq.m. per month by year 3, which should be included in net-yield calculations.
  • Loft practicality: not every tenant wants stairs or a mezzanine.
  • One-bedroom concentration: 794 of 946 units are one-bedroom, so investors will face direct competition from similar units in the same building.
  • Location nuance: the "near Thong Lo" positioning relies on short car or shuttle trips, not walking access to the BTS.

Pros and cons: SIC's balanced verdict

Potential advantages

  • Sansiri and Mitsui Fudosan joint venture
  • Rama IV location with access to Thong Lo, Phrom Phong, QSNCC and the Rama IV business district
  • Choice of simplex and high-ceiling loft layouts
  • Large, work-oriented facility programme with a 30 m Signature Pool
  • EIA approved and construction under way (per Sansiri)

Points to consider

  • Not within walking distance of BTS Thong Lo
  • Busy Rama IV traffic and possible road noise for some units
  • 946 units sharing facilities and lifts
  • Parking for approximately 44% of units
  • Off-plan, with completion expected in 2028
  • Common-area fee rises from ฿49 to ฿70/sq.m. over the first three years
  • Pet policy not yet confirmed

Who should shortlist XELF?

  • Expat professionals working along Rama IV or in lower Sukhumvit who are comfortable commuting by car or taxi.
  • Young couples and owner-occupiers looking for flexible layouts and strong lifestyle facilities.
  • Loft enthusiasts who value ceiling height and a distinctive layout, and have checked the practical details.
  • Disciplined investors who will compare against completed buildings and calculate net yield rather than rely on marketing projections.

It may suit less well buyers who need to walk to a BTS station daily or who want a ready-to-move-in unit before 2028.
