Chapter One Bloc 19 Ratchada Review: Pet-Friendly Living Near MRT Ratchadaphisek

Short answer: Chapter One Bloc 19 Ratchada is a low-rise condominium by Pruksa Real Estate, launched in September 2026 as the developer's first full-scale pet-friendly project. It is best suited to pet-owning professionals, couples and long-term investors who want a compact unit in the Ratchada–Lat Phrao area with MRT access — provided they are comfortable with an 800-metre walk to the station and limited parking.

Prices, promotions and availability mentioned in this review reflect information published at launch (September 2026) and are subject to change. SIC Siam Interchange is an authorised sales agent for Chapter One Bloc 19 Ratchada — contact us for the latest dated price list before making a decision.

Bangkok has plenty of condominiums that "allow pets" on paper. Far fewer are planned around them. That is the main reason Chapter One Bloc 19 Ratchada stands out: Pruksa has built the project's branding, common areas and interior specifications around residents who live with dogs and cats. Our team has visited the sales gallery and show units, and in this review we look at what the pet-friendly concept means in practice, how the location performs, what the unit mix looks like, and the points international buyers should verify before reserving.

Location and Transport

Rail access: MRT Ratchadaphisek

The developer states that MRT Ratchadaphisek on the Blue Line is approximately 800 metres away. That is close enough to be practical for many daily commuters, but it is not a station-side location. Walking time will depend on your exact building, the route you take and the weather. Bangkok's heat and rain make 800 metres feel longer in some months, so we suggest walking the route yourself at commuting hours. Buyers should also ask whether any shuttle service to the MRT will be provided and on what terms, as this has not been confirmed in the official materials we reviewed.

Road connections

The project's main locational selling point is its access to three major corridors: Ratchadaphisek Road, Lat Phrao Road and Vibhavadi Rangsit Road. For residents who drive or use ride-hailing, this gives reasonable reach toward the Ratchada CBD, Lat Phrao, Chatuchak and the northern part of the city.

Nearby workplaces, shopping and hospitals

Pruksa lists the following distances (developer-stated; actual travel distance will vary by route):

Category Place Distance
Offices Sun Tower 2.9 km
Offices CW Tower 4.5 km
Offices AIA Capital Center 4.9 km
Offices G Tower Grand Rama 9 6.0 km
Shopping Central Ladprao 3.7 km
Shopping The Street Ratchada 3.9 km
Shopping Central Rama 9 6.1 km
Hospital Vimut Hospital 3.3 km
Hospital Praram 9 Hospital 6.7 km

Our view: the location suits people working along the Ratchada, Rama 9 and Lat Phrao office belts who are comfortable with a short MRT or ride-hailing commute. It is less suited to buyers who need doorstep rail access every day.

PAWLITY TIME: What Makes This a Pet-Friendly Condo?

Pruksa markets the project as the "Downtown of Pet Lifestyle" under a design concept it calls PAWLITY TIME. Rather than simply permitting pets, the developer describes three groups of design principles.

WELL HOME — inside the unit

According to the launch announcement, units are planned with layouts that give owners and pets more usable space, materials selected for durability against scratches and stains, and attention to sound reduction. A fully equipped pet grooming area is also part of this concept. For pet owners, practical details such as flooring, wall finishes and noise transfer between units matter as much as the facilities list, so these are worth inspecting closely in the show unit.

WELL CARE — health-conscious details

Pruksa highlights low-VOC paints, pet-safe planting in the landscaping, and a Pet Co-Working Space where owners can work while their animals are nearby — a useful feature for remote and hybrid workers.

WELL COMMUNITY — shared spaces

Shared pet facilities include a Cat Playhouse and three green zones for pets, with the developer planning resident community activities. The official site plan also labels a Pet Lobby and a Pawvilion.

Why this matters: In many Bangkok condominiums, pet ownership depends on juristic-office approval and can create friction with neighbours. A project designed for pets from the start should, in principle, reduce those conflicts — but the final house rules matter just as much as the design.

Facilities for People and Pets

Confirmed on the developer's official page

  • Clubhouse and fitness centre
  • Salt-water swimming pool and kids' pool
  • Co-working space, reading room and reading lounge
  • Gardens
  • Wi-Fi in common areas
  • Security guards, access security system and CCTV
  • EV charging
  • Laundry room

Pet-specific facilities

  • Pet Lobby, Pet Co-Working Space and Pawvilion (official site plan)
  • Cat Playhouse, three pet green zones and pet grooming area (launch announcement)

Pet rules — preliminary, to be confirmed

Preliminary sales information supplied to SIC indicates that pets will be permitted in designated buildings (Buildings A and C), with limits on pet size and number, plus registration and annual pet fees. These rules have not yet been published on the developer's official pages and may change. If you own a pet — especially a larger dog or more than one animal — ask for the written pet regulations, eligible buildings, size/weight limits and all pet-related fees before you book.

Unit Types and Layouts

The developer's official range is approximately 26–53 sq.m., covering 1-bedroom and 2-bedroom units, each with one bathroom. The internal sales sheet supplied to SIC lists the following types. Exact sizes are provisional and should be checked against the official floor plans.

Type Layout Approx. size*
A 1 Bedroom 26.7 sq.m.
B 1 Bedroom XL 32.9 sq.m.
C 1 Bedroom Plus 35.0 sq.m.
D 2 Bedroom 53.3 sq.m.
E 1 Bedroom Corner 32.5 sq.m.
F 1 Bedroom Corner 31.0 sq.m.
G 1 Bedroom Plus Corner 39.0 sq.m.

What we saw at the sales gallery

SIC's team visited the sales gallery to view the project model and two show units, so we could brief our clients first-hand:

  • 1 Bedroom XL (about 32.9 sq.m.): the layout fits a full bedroom area with a large glass-fronted wardrobe alongside the living space. The kitchen zone has built-in cabinetry, room for a full-height refrigerator and an under-counter washing machine, and the bathroom uses a glass shower screen to separate wet and dry areas.
  • 1 Bedroom Plus (about 35 sq.m.): the extra space is used for a flexible corner — styled in the show unit as a work desk with built-in shelving next to the sofa — which makes it a practical choice for people who work from home. It has a similar L-shaped kitchen and wet/dry bathroom arrangement.
  • Project model: the scale model shows the three low-rise buildings arranged around landscaped green space, which is consistent with the developer's focus on outdoor areas for pets.

Please note that show units are professionally decorated; loose furniture, décor and some finishes may not be included in the delivered unit. Ask for the official specification list to see exactly what comes with your unit.

Our view: the unit mix is weighted heavily toward compact one-bedroom layouts. Pet owners should think realistically about space: a 27 sq.m. unit can work for a cat or a small dog, while larger dogs will be more comfortable in an XL, Plus or two-bedroom layout. Corner units may offer better light and ventilation, which also helps with odours and pet hair.

Pricing and Launch Offers

At the September 2026 launch, Pruksa advertised:

  • A project starting price of THB 2.39 million, which the official page attaches to a 1-bedroom unit of about 27 sq.m.
  • The 1 Bedroom XL (about 33 sq.m.) listed from THB 2.99 million on the official page.
  • A launch-period average of THB 95,000 per sq.m., compared with a stated regular level of THB 105,000 per sq.m.
  • For the first 100 buyers booking at the VVIP launch event on 26–27 September 2026: a furniture package and three years of free common-area fees, subject to conditions.

Important: these are launch-period figures from September 2026. Starting prices usually apply to a limited number of units, and launch offers may have ended or changed by the time you read this. Request the latest dated price list, remaining stock and any current promotions before deciding. Foreign-quota units may also be priced differently from Thai-quota units.

The project's Sales Gallery has been advertised at The Wiz, at the entrance to Ratchada Soi 19, open daily 10:00–19:00. Please confirm opening hours before visiting.

Who Should Consider Chapter One Bloc 19 Ratchada?

  • Pet-owning professionals and couples who want a home where pets are part of the plan rather than an exception.
  • Expats working in the Ratchada, Rama 9 or Lat Phrao areas who want MRT access without paying for a station-side address.
  • First-time buyers looking for a compact, new-build unit from a large listed developer.
  • Long-term investors targeting urban tenants, particularly pet owners, who often have fewer rental options in Bangkok.

It may be less suitable for buyers who need a parking space guaranteed, who want to walk to the MRT in a few minutes, or who need a larger family-sized home.

Investment Perspective

The tenant thesis. Ratchada is an established rental area with office, retail and MRT access, and pet owners generally face limited choice in Bangkok's rental market. A purpose-built pet-friendly building may therefore appeal to a specific tenant segment. However, we have not seen independently verified data on pet-friendly rental premiums or occupancy for this area, and no rental yield, occupancy level or capital growth is guaranteed.

How to evaluate a unit. A simple way to estimate net yield is:

Net yield = annual net rent ÷ total acquisition cost

Where:

  • Annual net rent = expected rent × months occupied, minus common-area fees, sinking fund, building insurance, management/agent fees, repairs and furnishing replacement, and income tax.
  • Total acquisition cost = purchase price + furniture + transfer and other fees you are responsible for + any foreign-exchange costs.

Allow for vacancy between tenants, and compare against current asking rents for similar-sized units nearby — remembering that asking rent is not the same as achieved rent.

Key risks: off-plan construction and handover timing, rental competition from other new projects in Ratchada and Lat Phrao, pet-related wear and tear, and whether pet rules may change after the juristic person takes over.

Potential Drawbacks and What to Check Before Buying

Consideration What to check
800 m to MRT Walk the route at peak hours; ask about any shuttle service
47% parking Whether a space comes with your unit, and how allocation works
Pet policy Eligible buildings, size/weight/number limits, fees, common-area rules
Completion date Official construction schedule and transfer date
Running costs Common-area fee rate, sinking fund, what happens after any free-fee period
Unit position Orientation, view, neighbouring buildings and noise
Foreign quota Availability of FQ units and any price difference

Foreign Buyers' Checklist

Eligible foreign buyers may own condominium units in Thailand on a freehold basis, subject to the statutory foreign ownership quota for each project and the applicable legal requirements. Before reserving:

  1. Confirm foreign-quota availability for your specific unit — this changes as units sell.
  2. Plan your fund transfer: purchase funds generally need to be remitted from overseas in foreign currency, with the correct supporting documentation from the receiving bank.
  3. Review the reservation and sale-and-purchase agreements, including payment schedule, completion date and what happens if handover is delayed.
  4. Clarify transfer fees and taxes, and how they are split between buyer and developer.
  5. Seek independent legal advice for your situation.

Buying a condominium does not by itself grant a visa or residency rights in Thailand.

Final Verdict

Chapter One Bloc 19 Ratchada offers something genuinely different in Bangkok's mid-market: a new low-rise condominium where pets are part of the design brief, from materials and grooming facilities to shared green zones. Combined with access to three major roads and an MRT station within about 800 metres, it is a sensible option for pet owners and Ratchada-based professionals.

The trade-offs are clear: it is not a station-side address, parking covers fewer than half the units, the unit mix is mostly compact, and key details — pet rules, completion date and current pricing — still need confirmation. For the right buyer, those are manageable; for others, they may be decisive. Weigh them against your own priorities before committing.
