GOOD DAY Sukhumvit 101 pet-friendly condo by AP Thailand

Project preview: GOOD DAY Sukhumvit 101 is an upcoming project. Prices, facilities and the launch date have not yet been announced. All details below come from developer project information and public sources as of October 2026 and may change. SIC Siam Interchange is an authorised sales agent for GOOD DAY Sukhumvit 101. The sales gallery has not opened yet. Register with us to receive official information first.

GOOD DAY Sukhumvit 101 is a new low-rise condominium planned by AP Thailand in Soi Sukhumvit 101, in the Bang Chak area of Phra Khanong district. The developer's project sheet shows a compact, two-building community of 402 homes, a pet-allowed building and practical one-bedroom layouts. Many important details, including price, facilities and floor count, have not yet been published.

As an authorised sales agent, SIC is now taking early registrations. The sales gallery has not opened yet, so this preview is based on the developer's project information rather than a site visit. It sets out what is confirmed, what is still pending, and what buyers should ask before committing.

Quick verdict: what we know and what is pending

Confirmed in the developer's project information: two low-rise buildings, 402 residential units, a pet-allowed Building A, 1-bedroom units of 26–27 sq.m., 1-Bedroom Plus units of 35 sq.m., 130 parking spaces, and a planned construction schedule from May 2027 to June 2028.

Not yet announced: price list, launch date, facilities list, building height, floor plans, common-area fees, pet rules and foreign-quota allocation. The Environmental Impact Assessment (EIA) is listed as "in process" and has not been approved yet.

For buyers who value a pet-friendly building at an entry-level size in the Sukhumvit 101 / Punnawithi corridor, it is worth watching. For anyone who needs a ready unit or a walk-to-BTS location, it is too early to judge.

Location: Sukhumvit 101, BTS Punnawithi and True Digital Park

Sukhumvit 101 is an established residential corridor on the eastern side of Sukhumvit, linked to the main road near BTS Punnawithi. The area has become better known in recent years because of True Digital Park, a large technology and start-up campus with offices, co-working space and retail. That has brought more young professionals into the neighbourhood.

On transport, it is important to be precise. A third-party property portal estimates the project at about 1.54 km in a straight line from BTS Punnawithi. The developer markets the trip as around five minutes, and the drive to True Digital Park as around six. Straight-line distance is not walking distance, and quoted travel times depend on traffic and mode of transport. Most residents should expect to use a motorbike taxi, car or other local transport to reach the BTS rather than walk. No shuttle service has been announced for this project.

If you plan to commute by BTS every day, we recommend visiting the site at rush hour and timing the trip to Punnawithi yourself.

Buildings, site plan and parking: Building A vs Building B

The project is planned as two low-rise buildings on roughly 5,500 sq.m. of land:

  • Building A: 217 units, pets allowed
  • Building B: 185 units

There is also one commercial unit. The site plan, building positions, views and number of floors have not been released.

The project sheet lists 130 parking spaces for 402 residences, a ratio of roughly 32%. That is a simple calculation; the actual allocation policy (fixed, first-come or rental) has not been confirmed. Buyers who own a car should ask how parking will be assigned before booking.

Floor plans: 1 Bedroom and 1 Bedroom Plus

Two unit categories have been announced:

  • 1 Bedroom: 26 and 27 sq.m. A compact layout suited to solo residents, couples, or buyers looking for an entry-level city unit.
  • 1 Bedroom Plus: 35 sq.m. The extra space may offer more flexibility, for example a work area or extra storage. How that space is configured will only be clear from the official floor plans.

Detailed floor plans, ceiling heights, kitchen layouts and furniture packages have not been published. SIC will share them as soon as they are released.

Pet-friendly Building A: benefits and questions to ask

For pet owners, this is the project's clearest selling point. Building A, with 217 units, is designated as pet-allowed. Good new pet-friendly condo options in this price segment remain limited in Bangkok.

The pet policy itself has not yet been published. Before reserving, pet owners should ask:

  • Which pet types, sizes and weights are allowed, and how many pets per unit?
  • Are there registration or monthly pet fees?
  • Which lifts, entrances and common areas can pets use?
  • Is your chosen unit definitely in Building A?

Facilities and architecture: renders only so far

The project sheet includes two architectural renderings showing white and blue low-rise buildings with a pool-style outdoor area. These are artist's impressions. An official facilities list has not been announced, so we do not list facilities as confirmed.

For context, AP's GOOD DAY brand has been marketed at another project, GOOD DAY Sukhumvit 93, around five ideas: Good Access, Good Convenience, Good Design, Good Facility and Good Layout. These describe the brand's direction at Sukhumvit 93. They are not confirmed specifications for Sukhumvit 101, and details of that project, such as its pool, shuttle and furniture package, should not be assumed to carry over.

Timeline and EIA

The developer's project sheet shows:

  • EIA: in process (not yet approved)
  • Planned construction start: May 2027
  • Planned completion: June 2028

These are planned dates. In Thailand, a condominium of this kind generally needs EIA approval before construction can proceed, so the schedule depends on that approval. Buyers should confirm the latest EIA status and timetable at the time of booking.

Pricing, fees and foreign quota

The price list, launch promotions, payment terms and common-area fees have not yet been announced. We do not publish estimated prices or rental yields for projects at this stage, because any figure without an official price list and real rental data would be guesswork. As an authorised sales agent, SIC will send the official price list and launch promotions to registered buyers as soon as they are released.

Foreign buyers: foreigners can generally own a condominium unit in Thailand freehold, as long as total foreign ownership in the project stays within the legal quota (typically 49% of the total unit area) and other conditions are met, including bringing purchase funds in from overseas with the correct documents. The foreign-quota allocation for GOOD DAY Sukhumvit 101 has not been confirmed. Ask for an up-to-date availability check, and consider independent legal advice before signing.

Who might this project suit?

  • Pet owners who want a new condo where pets are officially permitted (Building A).
  • First-time buyers and young professionals, including people working around True Digital Park, looking for a compact one-bedroom.
  • Couples or remote workers who want a little more space in the 35 sq.m. 1 Bedroom Plus.
  • Long-term investors watching the Punnawithi corridor. Return projections are premature until pricing and rental comparables are available.

It may suit less well buyers who need to walk to the BTS, want a larger family unit, or need to move in before mid-2028.

  • Parking for about 32% of units
  • EIA not yet approved; timeline may change
  • Price, facilities, floor count and pet rules not yet announced
  • Completion planned for 2028
